See The Partnership Staging Plan – Staging to sell on the Monarch Home Staging® services page. This property was staged by two Certified Staging Professionals using the home owner’s furniture and accessories. A total of 5 spaces where showcased. Recommendations were made for the home owner to make some cosmetic changes which have since been completed. This project was completed in less than 5 hours.
• Family Room
The Problem
This family room was busy with many personal affects and looked quite lived in with your eye moving all over the room looking to make sense of the space. There was too much furniture for that room pulling your eye away for the fact two focal points.
The Solution
The goal was to develop the focus and balance for this room. The buyer’s eye need to be drawn to the two focal points in the space, by positioning the furniture and accessories we were able to draw attention them. A reading nook was created overlooking the back patio through a large window. The sofa was positioned directly facing the fire place. The fire place was de-cluttered to exposure it’s grander. Two functions were established and the buyer could now better understand the purpose of this room.

To have the brick on the fireplace cleaned
• Kitchen
The Problem
This space had plenty of personals affects, kitchen equipment, cook books and cereal boxes which leaves a potential buyer with the impression storage was lacking.
The Solution
We edited and de-cluttered the space. We created a small focal area above the sink by changing out the picture frame to a larger picture with an image which was more fitting to the space. All kitchen appliances and cook books were stored to expose the full scope of the counter space.
Recommendations:
To paint out the walls and cabinetry to a neutral lighter color. Update the cabinet hardware. Edit the amount of goods in the pantry to demonstrate organization, allowing for the buyer to consider the pantry has having plenty of room.
• Back Patio
The Problem
The outdoor patio had not been used in some time and simply w showcased. Although the space did not require much, to the buyer’s eye as it would seem to be un-kept and uninviting.
The Solution
The patio furniture was cleaned and rearranged to first appeal to the eye as you overlook the space from the reading nook in the family room. And secondly to create an added space where family and friends can gather to relax and/or socialize. We created two functions in the space;
- The eating and cooking area
- a sunning and relaxation area
Now the potential buyer can associate themselves to the space as an area where they can enjoy their down time. A mood was created.
• The Master Bedroom
The Problem
This Master Bedroom was busy with many personal photos and affects with too much furniture clearly making the space feel smaller than it actually was. The various accessories and decor items made the room fell crowded. You had difficulty to make your way to the window which overlooked the backyard.
The Solution
The room needed to feel spacious and peaceful, a space where you can sleep and relax in. We edited the amount of furniture and depersonalize the space. Furniture was repositioned in such a way to create balance flow which quickly made the room feel much larger. The draperies were drawn to the side and now the potential buyer could take notice of the view and size of the window.
The Recommendation
Clean out and organize the closet. Remove and store out of season clothing and to expose the floor space.
