This property was staged by two Certified Staging Professionals using the home owner’s furnishings and accessories.  A total of 4 spaces where showcased.  This project was completed in less than 5 hours making use of the home owner accessories and furniture.  No additional expenses were incurred by the homeowner. This homeowner was looking for assistance to create flow and function for these specifics rooms without changing the existing colour palette.

• Family Room

The Problem
This family room was busy with many personal affects and looked quite lived in with your eye moving all over the room looking to make sense of the space. The space was also being temporarily used as a study area, confusing the function of this space as well as that of the adjoining dining area.  Too much furniture for that room was causing the eye to pull in several directions seeking a focal point. In addition, the flow and function was greatly affected.

The Solution
A family room is an informal, all-purpose room in a house similar to a living room (a living room being the more formal of the two spaces). The family room is designed to be a place where family and guests can gather to talk, read, entertain, etc...  For the homeowner this space was being best used by them as a family room however, it should be noted if the homeowner had chosen this space could have been showcased as a formal living room as well. With this in mind we set out to showcase this space with the function specified by the homeowner.

This was accomplished by editing the amount of furniture in the space creating flow between 3 separate seating areas which balanced the rectangular shape of the space. The fireplace with the exquisite stone work now stands out and grounds the space. One reading area was created taking full advantage of the beautiful view of the property and waterfront.  At the opposite end another seating area was created. The solid curtain side panels were changed to a full shear curtains letting more light come through and expands the window however the shears still provides some privacy.

• Dining Room

The Problem
This space had many decorative elements with a few non matching dining room chairs which made the space feel busy and felt smaller in size than it actually was.

The Solution
We edited and de-cluttered the space.  The back wall with the two grand windows became the focal point.  The non matching dining room chairs were relocated to another area of the home.  This dining room now feels airy with the back wall looking much wider and the windows taller. The dining area now feels spacious and grand.

• Kitchen

The Problem
There was not much of an issue in this space other than of kitchen appliances and accessories on the counters space.

The Solution
The counter tops were de-cluttered of the appliances and storage was available in the kitchen for them.  Floral arrangements were place to draw the eye toward the beautiful set of windows. One chair was removed at the breakfast nook which greatly improving the traffic flow into the kitchen.

• The Guest Bedroom

The Problem
The Guest Bedroom in essences was being used as a storage area where items were being stored for later use and had many personal affects.

The Solution
The room needed to feel spacious and peaceful, a space where you can sleep and relax and settle while visiting. We de-cluttered the bookcase, packed the photos and keeps sakes in boxes which the homeowner requested as they plan to sort through those possessions. To bedding was arranged to evoke a hotel feel.

The Recommendation
In cases such as these it is always recommended to work with a Professional organizer who and can help a home owner deal with everything such paper piles, photos, keep sakes and give you parameters on what to keep, what to toss, and where to take action.
